Your Property Stylist Can’t Fix What Your Cleaner Missed

The evidence for property styling is not in question. Staged homes have been shown to sell markedly faster than unstaged ones, and industry surveys put the resulting price uplift at anywhere from a few per cent to well into double digits — enough that the large majority of agents now recommend it as standard practice before a premium listing goes to market.

What that evidence doesn’t say is that styling can substitute for condition. A stylist works around what a home already is: they select furniture, arrange sightlines, and dress a room to help a buyer feel something. What they cannot do is remove an etch ring from a stone benchtop, lift months of grout discolouration, or account for the faint smell that greets a buyer the moment they step past the styled entryway. Staging is layered onto a home’s underlying condition. It was never designed to correct it.

Where the gap becomes visible

It shows up at the inspection, not in the listing photos. A wide-angle image with the right lighting can make a kitchen look immaculate. A buyer standing at the benchtop, running a hand along the stone or opening a cupboard, is working from a different set of information — and that’s precisely the moment a beautifully styled home can undersell itself, because the gap between the photograph and the room becomes the story a buyer walks away with.

The right order of operations

For owners preparing a premium property for sale, the sequence matters. A proper reset — surfaces treated, stone and grout addressed, the accumulated condition of daily living resolved — should happen before a stylist arrives, not around them. Styling then does what it does well: it helps a buyer feel at home in a space that has already been brought back to its actual standard, rather than one dressed to distract from it.

The two services aren’t in competition. But only one of them touches the thing a buyer actually inspects up close.
