What Airbnb Guests Actually Notice (And What It Costs You in Reviews)

Cleaning supplies: spray bottle, squeegee, and colorful microfiber cloths on a white surface.

Brisbane is currently the most permissive short-term rental market among Australia’s major capitals. Council’s proposed permit scheme has been shelved indefinitely, meaning there is no permit requirement, no cap on the number of nights a property can be let, and no restriction on year-round operation. Existing council rules, including a 50% rates differential for short-term rental use, still apply, but the barrier to entry is low, and it is getting lower for competing properties too.

That combination is good news for supply and flexibility, but it also means presentation and cleanliness have become the primary differentiator in a market where more owners are competing for the same guests. Here is what that actually looks like from a guest’s perspective.

Bright guest studio with a linen sofa, round timber coffee table, bed and French doors opening onto the garden.

Bathrooms are scrutinised first

Grout lines, shower glass and tapware are the fastest way a guest forms a judgement about a property’s overall standard. A bathroom that looks immaculate at a glance but shows grime at the grout line reads, to most guests, as a property that is not properly maintained, regardless of how the rest of the home presents.

Kitchens are judged on surfaces, not just supplies

Guests notice benchtop condition, appliance cleanliness and whether surfaces feel genuinely clean rather than simply tidied. A well-stocked kitchen with a sticky benchtop or a neglected oven will still generate a mention in reviews.

Linen and odour shape the first impression

The first thing most guests do on arrival is assess how the property smells and how the bedding feels. Both are quick, instinctive judgements that happen before a guest has consciously evaluated anything else, and both are common threads in negative review language.

Outdoor and shared spaces matter more than owners expect

Balconies, courtyards and pool areas are frequently photographed by guests and shared on social platforms. Presentation gaps in these areas are disproportionately visible because they show up in guest-generated content, not just the listing’s own photography.

The cost shows up in ranking, not just in the review text

Star ratings and review sentiment feed directly into how a listing is ranked and how frequently it is shown to prospective guests. A property that consistently earns four-star reviews over five-star ones, often for reasons as simple as cleanliness, sees a compounding effect on future bookings that is easy to underestimate.

In a market this open, the properties that consistently win are not necessarily the newest or the most expensively furnished. They are the ones that never give a guest a reason to mention cleanliness in a review at all.
